You may have heard there’s been a shift in the U.S. housing market. Recent reports show that the number of home sellers now significantly outweighs the number of buyers, and at Simple Real Estate, we’d like to shed some light on that information. Specifically, how does this national trend impact the Sacramento region? In this week’s post, we’ll use our expertise to look at the data and analyze how it might affect our clients who may be buying or selling in 2025.

A report from an established real estate company hit the news recently; it said that as of April 2025, there are approximately 500,000 more home sellers than buyers in the U.S., marking a 34% surplus (the largest on record). It’s the first time in 12 years that sellers have outnumbered buyers in the U.S., making it a significant development and potentially having major implications for those interested in real estate. With mortgage rates around 6 and 7% (higher than most buyers would like), economic uncertainties, and the easing of the Covid Era’s “lock-in effect,” it’s easy to see the factors contributing to the current status of the housing market.

More homeowners are ready to list their properties, but it seems complicated for buyers to handle the financial aspects of qualifying for a loan, coming up with a down payment, or simply facing the reality of a mortgage payment. According to sources such as Investopedia.com and Redfin, the increased inventory could lead to a 1% drop in home prices by the end of the year. However, it’s important to remember that while experts can do their best to make predictions and analyze data accurately, no one has a crystal ball.

So what does this mean for Sacramento? Our region has seen similar trends. Local data shows that sellers are coming back to the market at a faster pace than buyers. In fact, according to a trusted Sacramento appraisal blog, inventory is rising across many price points, especially in suburban areas like Roseville, Folsom, and Elk Grove. While sales volume has increased slightly compared to last year, it isn’t keeping pace with the number of new listings. As a result, homes are sitting on the market a bit longer, and pricing is becoming more competitive.

For buyers, this could be a welcome change. More homes to choose from means less pressure to overbid or settle. Some sellers are even offering closing cost credits or other incentives to attract attention. If you’ve been on the fence about entering the market, this may be the window you’ve been waiting for.

For sellers, it’s still very possible to sell successfully, especially if you price your home strategically and work with a local expert who understands current market conditions. Presentation, marketing, and flexibility are more important than ever.

At Simple Real Estate, we’re here to help you navigate this evolving market with confidence. Whether you’re thinking of buying, selling, or just watching from the sidelines, we’d be happy to talk through your options.
